Set up an automatic payment for your rental payments.

Pay the rent on time at least one week in advance on the same day every week.

Call us immediately if you have any urgent building, plumbing or electrical faults with your rental property (04 830 3472) or log a maintenance request online for any non-urgent issues.

Keep us informed of any changes in your circumstances, including your contact details.

Respect the whole property as if you owned it.

Maintain the exterior of the property to a good standard including cutting of lawns and weeding if applicable.

Leave the property clean and tidy and clear of rubbish and possessions at the end of the tenancy.

Ensure that you do not exceed the maximum number of occupants.

Replace all light bulbs and switchboard fuses in the premises as they wear out, are broken or become unusable.

Check and replace smoke detector alarms periodically.

Pay all charges for electricity, gas and water (where applicable) and all telephone and toll charges incurred during the tenancy.

Keep drains, sink wastes, and shower wastes clean, clear and in good order.

Keep the premises well ventilated to prevent the buildup of mould and/or mildew.

Return all keys & access cards at the end of tenancy.

Keep pets / animals in the property without prior permission from the property manager.

Erect any satellite receiving dish, television or other aerial on the exterior of the premises without prior consent.

Decorate the property without prior consent.

Remove items belonging to the property.

Carry out any profession, trade or business on or from the premises.

Sub-let, share or take in lodgers at the property.

Cut additional keys for the property without prior permission.

Leave waste / recycling bins at the front of the property.

Do anything to cause damage or excessive wear to the property or its contents.

Pour oil or fat down the sink.

Disturb your neighbours or other tenants.
